So, you’re ready to take the plunge and move out of the family home. Hunting for your first rental property is incredibly exciting, but once you find ‘the one’, things start to get serious and you’ll need to be highly organised if you want to stand out from the crowd.
Here are our top tips for first-time renters:
1. Determine your property needs
When looking for a place to rent, it’s a good idea to sit down and make a ‘must have’ list of property features. Then you can start your search and shortlist places to view.
Some things to consider include:
*Proximity to your workplace/study and shopping centres
*Access to public transport and major arterials
*An outdoor area
2. Attend open for inspections
Once you’ve shortlisted your dream homes, you’ll need to make an appointment with the property manager or attend at the advertised open for inspections. This is the perfect opportunity to gage things like cleanliness, functionality, the state of the garden and any existing damage.
3. Prepare your application early
It’s worth preparing your application early, so that you can apply as soon as you find the right property.
In your application you will need to provide identification, bills and pay slips. These will prove who you are, show that you have a stable income and that you’re capable of looking after a property.
As a first-time renter, you don’t have a rental history so you’ll also need to choose referees who are credible and relevant. A boss or colleague is often a good choice.
