With Melbourne in the thick of a spring season like no other, the old rule book has well and truly gone out the window.
Naturally, sellers want to maximise their chances on auction day by selling at the right time, and agents will typically advise them to stick to these old rules during the spring season:
- Don’t sell during the Spring Racing Carnival
- Don’t sell on Grand Final Day
- Don’t launch your property during the school holidays
- Avoid selling on a long weekend
- Don’t hold an auction either side of the Christmas holidays
But as we enter this late spring selling season, these old rules have gone out the window! With most major social events cancelled or toned down this year, these weekends are back on the table, with both buyers and agents determined to make hay while the sun shines.
In the midst of these conditions, PhilipWebb are preparing for selling activity to maintain strong momentum either side of the Christmas period, too – a rare sight indeed.
Ultimately, it’s easy to get caught up in the do’s and don’ts of picking an auction date and launching your property – naturally, when it’s your home, you want to make sure that you do everything right. But regardless of the circumstance, it’s important to remember that if a buyer truly likes a property, they will be at the auction – I even know one buyer that bought a house on his wedding day!
If this year has taught us anything, it’s that flexibility, adaptation and creativity is the key to success amid changing conditions.
