The end of 2021 is fast approaching, with just four auction weekends remaining until Melbourne’s real estate industry pauses momentarily for Christmas.

For those of you who have held off buying, now is the time to put your skates on. Sales campaigns are typically four weeks in length, which means volumes will reach their peak by the end of this week – four weeks out from December 18.

Late December to early January can traditionally be regarded as an unfavourable time of year to sell property. However, after the unprecedented year that has been 2021, we can only expect this year’s Christmas break to look different to what we are used to.

For vendors during this period, listing your property in December is still an option. Like any quiet selling period, there is an opportunity for vendors to get on the front foot and list their home when competition is lower. It is also likely fewer people will be travelling interstate and overseas with some COVID-19-induced restrictions still in place. And for buyers who are travelling, we will continue conducting auctions onsite and online for the foreseeable future – meaning you can bid from anywhere you have internet connection.

To make the most of the current market climate, Philip Webb Real Estate has several properties that will straddle the Christmas break – with campaigns starting two weeks before Christmas and auctions taking place two weeks into the New Year. This gives those vendors a great chance to standout with little competition and allows buyers plenty of opportunity to view the property before and after Christmas.

For those considering starting afresh in 2022, whether you’re buying or selling, doing your homework now is important. Traditional campaigns will start mid-to-late January, with auctions scheduled from February onwards. Start creating your property wish list, narrow down your preferred suburbs and, as always, ensure your finances will be ready to go as soon as your house hunt commences.
