With inspections back on the cards for Melburnians, the real estate market has kicked straight back into gear. It’s expected to continue steaming ahead now there is clarity from the Victorian Government on the state’s roadmap out of lockdown.
Private in-person inspections are now allowed, with all inspections by appointment only. The property must be vacant at the time of the inspection and the agent will remain outside for the duration. One household can inspect at a time.
When Victoria reaches its 70 per cent double-dose target for those aged 16 and over, 50 fully vaccinated people will be able to attend an outdoor auction. We are expected to reach this target on 26 October.
At the 80 per cent fully vaccinated target, up to 500 double-jabbed Victorians can attend outdoor auctions, with a cap on 150 people indoors.
Philip Webb Real Estate conducted hundreds of private inspections following the easing of restrictions, across rental properties and sales listings. It’s set to be a busy period which will see a few changes to how the industry traditionally operates, including the shift to mid-week auctions to allow additional time for private inspections on weekends. Agents will also qualify buyers before booking inspections to ensure serious purchasers get through the door to physically inspect properties.
Here are my top tips for navigating private inspections under the current conditions:
- Virtually inspect potential properties before calling the agent. Online listings offer video walkthroughs, floorplans, and images. This should be your starting point when house hunting to ensure the property ticks your boxes.
- If the property is within your 10km radius, drive past to get a feel for the area. If it’s outside your zone, Google Maps is a terrific tool that lets you explore surrounding amenities.
- After these steps, if wanting to physically inspect the property, call the agent and do it quickly. Properties are likely to move on and off the market at speed in the coming months, so time is of the essence. Having your finances sorted will also be an advantage.
- Private inspections will be booked in 10-minute timeslots. Write a checklist to make the most of this time and come prepared with any questions for the agent.
