How Do I Search For A Rental Property?

With over 4,000 properties currently leased, the Philip Webb Property Management Department is undoubtedly one of the largest single sources of available rental properties in the eastern suburbs, with properties in areas ranging from the city and inner eastern suburbs all the way out to the outer eastern areas. We are one of the only agents in Melbourne that insist on having photographs and descriptive text of every available property on both our website and our open for inspection list for your convenience. How Do I Arrange To Inspect A Property?

Our property management department is a strong advocate of open for inspections. Our weekly rental list of weekend open for inspection times is available from mid-week onwards on philipwebb.com.au, as well as from our Doncaster, Mitcham and Ringwood offices. We also conduct individual inspections by appointment. This facilitates the speed of the application process, and enables our consultants to answer any questions that may arise. Contact the individual property manager should you wish to find out more about a property, or want to arrange an inspection.

How Do I Apply To Lease A Property?

If you have viewed a property that is available for lease and you want to make an on-line application, you will need to fill out the Application for Residential Tenancy, completing all areas where information is required. Every adult person who is going to be living at the property is required to complete the Application for Residential Tenancy. If there are more than 3 people who are going to live at the property, an additional form containing their information is required.
Please note that it is a requirement for every tenancy that rent payments are made by a direct debit facility, and a photocopy of proof of identification will be required for all applicants as indicated in the ID Check section of the Application for Residential Tenancy form.

What Is The Screening Process And When Will I Be Notified?

Once the Application has been received, it will be processed by the property managers who will confirm the information you have supplied. Your Application, together with any others that may have been received for the same property will be referred to the owner of that property for his / her instruction.You will be contacted by the property manager responsible for the property and advised of the outcome. This process normally takes forty eight hours.

What Happens When The Application Is Approved?

If your Application has been successful, you will be requested to call in at one of our offices to complete the necessary documentation and pay both the bond and the first month's rent.When at the sign-up interview you will be requested to:

1. Sign 4 copies of the Tenancy Agreement and initial all clauses as having read and understood them; 2. Sign the Lodgment Form for the bond to be lodged with the Residential Tenancies Bond Authority; and 3. If you are taking possession of the property at that time, you will also be requested to sign a receipt for the keys to the property and to complete the Condition Report in duplicate, returning one signed copy to this office within three (3) business days.

How Do I Organize Payment?

All rents are payable calendar monthly in advance, and the only facility we have for the payment of rent is by direct debit.The first month's rent and the bond MUST BE PAID BY TWO (2) SEPARATE BANK CHEQUES

a. One bank cheque for a calendar month's rent made payable to the Residential Tenancies Bond Authority;b. One bank cheque made payable to Philip Webb Pty Ltd

Who Do I Call If Any Maintenance Issues Arise?

What Do I Do If I Need To Vacate The Property?

Should you be vacating a property, print out the "Tenant Vacating Notification" form below and fax it back to 03 9874 5272 .
