Real Estate Values

Looking At Real Estate Values Realistically

Our home is our castle and we mostly think of it as invaluable and irreplaceable right up to the time we decide to sell up and move on elsewhere. We may have bought it cheaper as it was a bit rundown, but saw it had potential and with a bit of renovation and effort turned it into something quite wonderful. With the additions of good quality fixtures and furniture our house became a cosy home that was nice to come home to at the end of the day. Adding a pool and landscaping a garden around it with a high fence for privacy was the icing on the cake.

Of course this isn’t the same for everyone, but we mostly all place our own personal value on our homes but we are not always right. A lot of variations determine property values, not just what we have spent on our homes and how great they look. Real estate Doncaster values depend on locality as some areas have higher valuations than others and closer proximity to desirable infrastructure. If then we are in a lower valuation area and are not within a reasonable distance of shops, schools etc., we can’t hope to reach the same sale price as the other area. If we live near a train line or a busy main road with continuous traffic noise, it wouldn’t matter if our home was a dream because this aspect would pull down our property value.

What we see as the important areas when selling may not be all there is. We might paint and paper, and think extensions we have added for entertaining will give us the boost we need for value. Many people overcapitalise by adding things to the property with the same thought in mind. When a valuer comes to see your home it won’t just be the home or fancy bits he will be looking at. His real estate Mitcham training has shown him the important things to check out, like how good the house stumps are, is the roof sound, are fences falling down or needing repair, and how much frontage there is to allow access to the yard from the street.

Things that do give a lift to your real estate Ringwood property are items such as air conditioning and ceiling fans, fireplaces, built in wardrobes in bedrooms and spacious linen cupboards. A well maintained, clean home that is surrounded by a neat well maintained lawn and tidy gardens will have buyer appeal especially if it is in the right area. If your ground tends to hold water making it boggy in wet weather it would be worth your while to have drainage put in.
